STEP 1
Planning Approvals - Development Application or Complying Development Certificate
Planning Approval can be potentially obtained by either a Complying Development Certificate or a Development Application depending on your zoning and/or other factors.
We can act on your behalf for all correspondence with the relevant approval body, either Council or a Private Certifier to manage your application submission via the NSW Planning Portal. Our initial assessment of your proposal aims to identify any requirements that may require attention prior to the submission being uploaded in order to allow for assessment to commence sooner.
Proposals may include but are not limited to:
Alterations & additions to existing dwellings
New dwellings
Demolition
Subdivision
Carports & detached garages
Swimming pools, ancillary structures
Change of use (including fitout)

STEP 2
Construction Certificate Applications
If your proposal has been assessed under a Development Application and has been approved you must obtain Building Approval via a Construction Certificate. This application can be made to either a Council or a Private Certifier.
** A Complying Development Certificate does not require a Construction Certificate as the consent encompasses Planning & Building Approval.
Our initial assessment of your proposal aims to identify any requirements that may require attention prior to the application being uploaded.
We can submit your application in accordance with NSW Legislation and the conditional requirements of your DA Approval to either Council or a Private Certifier via the NSW Planning Portal.

STEP 3
Principal Certifying Authority (PCA) Applications
Once you have obtained Planning & Building approval via a Development Application or a Complying Development Certificate you must appoint a Principal Certifying Authority (PCA) who will be responsible for undertaking the required mandatory critical stage inspections throughout the construction phase of your project as per the PCA Agreement issued with the Building Approval.
We can arrange the documentation requirements and submit your application in accordance with NSW Legislation via the NSW Planning Portal.

STEP 4
Occupation Certificate Applications
Once all of the critical inspections have been signed off it is time to apply for an Occupation Certificate so that you can legally occupy your dwelling or structure.
We can arrange the documentation requirements and submit your application in accordance with NSW Legislation on the NSW Planning Portal.

Receipt & issue of Occupation Certificate
Building Information Certificate Applications
Unauthorised building work or missed mandatory inspections can sometimes require a Building Information Certificate to cover the structure or component of the project.
We can submit your application in accordance with NSW Legislation & relevant checklist to Council via the NSW Planning Portal.

Preparation of a Statement of Environmental Effects customised to your application
Application submission
Building Work Cases for Class 2 Buildings
Design and Building practitioners who are preparing to work on Class 2 buildings are required as of 1 July 2021to declare that the regulated designs comply with the Building Code of Australia and other standards, codes and requirements.
We can create, manage and submit the requirements including all administrative tasks via the NSW Planning Portal.

Submission of Intent To Seek Occupation Certificate ITSOC & Expected Completion Notice ECN to Fair Trading
Guidance for Practitioners (If required) to complete threshold steps for Regulated Designs & declarations via Building Work Case

Subdivision Certificate Applications
Approvals which include Strata Or Torrens Title Subdivision are required to apply for a Subdivision Certificate once the project has been completed & Occupation Certificate has been issued.
We can submit your application in accordance with NSW Legislation & relevant checklist to Council via the NSW Planning Portal.

Exempt Development
Not sure if what you are wanting to construct requires approval?
We can provide guidance in accordance with the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008 on whether you can potentially construct minor structures without approval according to your enquiry, for example - a Patio, Pergola or Garden Shed if certian requirements are met.
